Filing Deadline
Claim of lien must be recorded within 90 days after completion of labor/services or last furnishing of materials by the claimant (Idaho Code 45-507(2)).
Clock starts: Last date the claimant personally performed labor or furnished materials to the project (NOT project completion or punch-list/warranty/repair work, which typically does not extend the deadline).
Where to Record
County Recorder's office in the county where the property (or any part of it) is located (Idaho Code 45-507(2)). For Ada County (largest, Boise): Ada County Recorder, 200 W Front Street, Room 1207, Boise, ID 83702. Recording fees are typically $10 for the first page and $3 for each additional page on standard 8.5x11 format; documents must meet standard formatting requirements (1-inch margins, legible type, etc.).

Service Requirement
Within 5 BUSINESS DAYS after recording the claim of lien, claimant must serve a true and correct copy on the owner or reputed owner by EITHER: (a) personal service by an officer authorized by law to serve process, OR (b) certified mail to the owner's last known address (Idaho Code 45-507(5)). Failure to serve within this 5-business-day window INVALIDATES the lien. Best practice: send certified mail with return receipt requested on the same day as recording and retain the green card / USPS tracking proof.
Idaho Warning
The 5-BUSINESS-DAY post-recording service deadline is the #1 trap. Many contractors record the lien and forget to mail it, or use regular first-class mail instead of certified — either mistake voids the entire lien even if recorded on time. The lien is unenforceable without timely certified-mail or personal service on the owner, and there is no cure provision.
